Alison Inman
Chair, TpasAlison Inman is the Chair of Tpas, the housing sector’s engagement organisation. She is a board member at Saffron Housing Trust, where she chairs the Service Quality Committee, Procurement for Housing, and Balkerne Gardens Trust.
Alison is a former Chair of Colchester Borough Homes and the National Federation of ALMOs and is a Co-founder of SHOUT, the social housing campaign group. She received an OBE in 2017 for services to social housing tenants.

Nahim Ahmed MBE
Head of Strategic Engagement Youth and Community CaN Directorate,, Poplar HarcaNahim has been on a mission to help bring positive sustainable changes to the community he serves, particularly to areas that are affected by structural societal issues including poverty and deprivation. Over the past decade, he has been committed to serving the most vulnerable members of our society through his work in the private, public, and voluntary sectors. His undergraduate and postgraduate studies in Youth and Community Work, Law and Community Leadership and Strategic Management of Projects complement his current role as the Head of Strategic Engagement (Youth and Community) for Spotlight, which is Poplar HARCA’s multi-million-pound creative youth service.
His life-transforming work and commitment led to local and national recognition; from being recognised in the Queen’s Birthday Honours list in 2021 with an MBE to recently receiving an honorary doctorate for his line of work in youth and community work.
Victor Andrews
Chair, Tenant Advisory PanelVic believes passionately in voicing the concerns of those people, that for many and various reasons, feel unable to represent themselves. He has also been a Governor of a large Primary school Trust in a deprived area of Essex.
Since becoming a member of his Landlords Tenant Executive Committee, Vic has been a Group Board Observer, and a member of two of his Landlord’s Governance Committees.
As well as a passion for improving the lives of people generally and specifically regarding their right to a safe, affordable place to call their home, within safe neighbourhoods, Vic now welcomes the wider opportunity as Chair of the National Housing Federation Tenants Advisory Panel (TAP), to use his skills and experience to help Social Housing Tenants and Landlords to work collaboratively to achieve better outcomes.
Jo Barrett
Executive Director of Operations, Thrive HomesWith a career spanning over 30 years in housing, Jo has extensive experience of strategic asset management, delivering compliance and day-to-day repairs services. She is also responsible for developing and achieving Thrive’s Strategic Asset Roadmap, bringing together asset, finance and development to ensure investment in homes maintains quality and improves energy efficiency whilst achieving value for money. Jo leads on customer experience and insight of operational services and was integral in the creation of ‘Thrive Customer Voice’, embedding the voice of the customer using data led decision making.
This experience has helped Jo deliver acquisitions of over 1,000 homes and contracts to manage on behalf of others whilst managing Thrive Places – homes for market rent.
Chris Blackett
Chair of the Gateway Membership Team, Watford Community HousingChris went from volunteering in a school helping children to read, to becoming Chair of the Stock Transfer Advisory Group in a very short space of time. She went from having no business qualifications to being a part of negotiations with Barclays in the Board Room when the council transferred its housing stock to Watford Community Housing in 2007.
It was during this transfer that Chris successfully championed the ‘community gateway’ model to her fellow tenants. Her influence ensured that Watford Community Housing was formed as a community gateway housing association, making it one of a very small number of housing providers that gives tenants more power to influence how the organisation is run.
Claire Blacka
Tentacles ConsultancyHaving always had a strong commitment for tenant engagement, I opened my consultancy in January 2024 and have been bringing fun, interesting and productive engagement activities to the sector since then. I have been working with Horton Housing since June, overcoming the challenges that a specialist supported housing provider faces when seeking meaningful engagement from tenants.
Richard Blakeway
Housing OmbudsmanRichard was appointed as Housing Ombudsman from 1 September 2019. He has extensive experience in the housing sector, with previous roles including Deputy Mayor of London for Housing, chair of the Homes for London board, and a non-executive director of Homes England. During his eight years at the Greater London Authority, Richard was responsible for housing investment and land regeneration programmes. He also led the creation of the first team at City Hall to address rough sleeping, commissioning around £10 million of services each year, as well as the first Social Impact Bond on homelessness.
Richard is a former board member of the Chartered Institute of Housing and has been an election observer in Somaliland and the Ukraine. He is a fellow of the Royal Society of Arts and sits on the Administrative Justice Council. Richard also chairs the Ombudsman Association and is a board member of the British Library.
Francis Burrows
Head of Independent Living, OrbitFrancis is leading a transformation programme as Executive Director of Customer and Operational Services at Wandle, building on previous experience in senior customer service roles at Orbit and Black Country Housing Group. He is also Chair at Pioneer Group in Birmingham, bringing the additional experience of leading the board of a community focused housing association.
Peter Cogan
Group Director of Operations, Watford Community HousingPeter has a wealth of experience in identifying and meeting customer needs, in roles across a range of key service industries, including housing. Previously, he was in an interim role as Director of Customer Operations at Optivo, having previously been Executive Director of Customer Service at RHP Group, as well as serving as a Group Board member for CHP. Prior to moving into the sector Peter held senior roles at Three, Barclays Bank and Thames Water. He is currently a Group Board member for Newlon Housing.
Isobelle Connor
Strategic Research Analyst, London & Quadrant Housing TrustIsobelle Connor is a research analyst at L&Q, where she has led a G15 research report on stigma in social housing. With an MSc in Criminal Justice Policy from the London School of Economics, she specialises in the intersection between housing, criminal justice, and social inequalities.
Jonathan Cox
Chief Data Officer, HousemarkJonathan has over 15 years' experience providing data analysis and business support to the social housing sector. He previously worked for two large London housing associations before joining the Housemark data team in 2012. Jonathan has delivered a range of data consultancy projects, and recent clients include Catalyst Group, Trivallis, Solihull Community Housing, Stonewater Group and Aster Group.

Innisfree identifies itself as an Irish organisation and works in partnership with a number of London Irish advice, welfare and cultural organisations whilst serving the wider community of Londoners and advocating for the needs of new migrant communities.Dr. Mercy Denedo
Associate Professor in Accounting, Durham University Business SchoolDr. Mercy Denedo is an Associate Professor of Accounting at Durham University Business School. Her research focuses on social and environmental issues from a critical perspective. She has researched stigma in social housing, explored the intersectionality of stigma and its impact on the quality of life and the life chances of those living in social housing. In collaboration with the Stop Social Housing Stigma Campaign, Professor Amanze Ejiogu from Sheffield Hallam University, The Chartered Institute of Housing, TPAS, and YDC Consultants, have developed the Tackling the Stigma Journey Planner. This framework aims to assist housing providers in tackling the stigma in social housing.
Margaret Dodwell
Chief Operating Officer, VIVIDMargaret Dodwell is the Chief Operating Officer at VIVID, with 36,000 homes across the central south of England. She is also the Audit, Risk and Assurance Committee Chair at EPIC.
Margaret has worked in housing for almost thirty years initially in finance before moving into general management. She is a member of both CIPFA and CIH.
Margaret is currently leading the transformation of VIVID’s customer experience and service improvement, including driving its customer influence strategy to build on the strong foundations already in place.
Karen Doran
Director of Regulatory Engagement, Regulator of Social HousingKaren is part of the senior leadership team at the Social Housing Regulator. Prior to joining the regulator at the end of 2013, Karen worked at CIH and for the Council of Mortgage Lenders leading work on affordable housing lending as chair to the panel of social housing lenders. With previous experience in housing in a LA and HA context as well as in central and regional government in policy and operational roles, Karen has a range of perspectives and insight into the housing sector.
Ailsa Dunn
Executive Director of Insight & Group Services, Prima GroupAilsa has worked in housing for over 20 years within housing associations, local authorities and private developers, and is currently Executive Director of Insight & Group Services at Prima Housing Group in Liverpool. With a background in ICT, customer care, communications, housing management, performance and governance, her remit also includes HR and she is currently leading the preparations for the organisation to be ready for the new Competence and Conduct Standards, as well as planning for a workforce fit for the future.

Resident, Horton HousingDylin is 22 years old and has lived in supported housing in Halifax since he was 19 years old. Dylin is Neurodiverse and likes to engage so that improvements can be made for him and other residents who may not feel ready to use their voice.
Oke Eleazu
Founder and CEO, Elevate ColourOke has had 4 distinct phases of his career. Firstly, he has had a very successful corporate career, joining Legal & General from university where he qualified as an accountant. He then joined Prudential where he had a number of senior leadership roles, the final one being Customer Service Director responsible for 4,000 colleagues. It was here that he discovered his passion for customer experience.
After leaving Bupa in 2009, where he was Director of Customer Service and Operations, Oke started his own consultancy business, Think Outside In, which helped organisations to improve the customer experience strategy and culture. During this time he became Director of Customer Experience for Sainsburys, looking after the service from 1,600 stores, the online business and the bank! Armed with this wealth of knowledge, he wrote and published his first book, ‘The Cult of Service Excellence’ focused on delivering exceptional customer experience.
Oke continued his journey from Intrapreneur to Entrepreneur when he joined the founding team of Many Pets (formerly Bought By Many) as Chief Operating Officer in 2016. They launched their disruptive customer focused pet insurance products into the market in early 2017 and by mid 2021 they had over half a million customers across three countries and a valuation of more than $2bn, making them a double unicorn! Oke became the UK CEO of ManyPets in 2022.
Oke also has a passion for improving Diversity, Equity and Inclusion in the UK. His drive has led to ManyPets being voted one of the most inclusive places to work, amongst other awards in this space. After stepping from ManyPets, Oke has launched a start-up social enterprise, Elevate Colour, the purpose of which is to improve representation of people of colour in leadership roles in UK business. Oke is also the host of the Race to the Top podcast, where he interviews successful Leaders of Colour, about how they achieved their success. Oke is also an experienced Non Executive, having been on the board of Hyde and Bromford in the social housing sector and the Institute of Customer Service.
James Feetham
Inclusive Service Team Leader, Great Places Housing GroupJames is the Inclusive Services Team Leader at Great Places Housing Group. The role of his team is to understand who is living in the homes owned by Great Places, what their needs are and how Great Places as an organisation tailor their service offer to those who need it. James is a disabled wheelchair user who has grown up living in Social Housing, and has over 20 years of lived experience to recount upon when communicating with customers. James is passionate about driving forward Inclusion and Accessibility in Housing, and in June 2024 was invited to the House of Lords to support the launch of the #FitForOurFuture campaign with Foundations UK and Invisible Creations.
Tracey Ferguson-Black
Director of Neighbourhoods, MSV Housing Groupracey Ferguson-Black is the Director of Neighbourhoods at Mosscare St Vincent’s Housing Group (MSV). For over 20 years, Tracey has specialised in core housing management and community support. Her focus is on listening to people and forging strong partnerships and networks with Local Authorities, the Police, the voluntary sector and other stakeholders to deliver local services, support customers and address social issues.
Tracey joined MSV as a Housing Officer in 2002. Throughout her career on the front-line, Tracey has been an advocate for empowering the customer's voice, bringing about cultural change and embedding new ways of working. She has co-authored policies and procedures which have brought about real improvements to customers lives and neighbourhoods. She was also responsible for rolling out MSV’s “Cause for Concern” platform to improve the Group’s emergency responsiveness times. Tracey is passionate about attracting new talent to the housing sector and has lead the growth of MSV’s traineeship programme and professional development pathways.
In addition to her housing expertise, Tracey is a qualified Fellow of the Chartered Institute of Legal Executives and serves as the Chair of the Manchester Housing Providers Community Safety Group. In her spare time, Tracey enjoys walking her dog, Romeo, and loves fashion!
Colette Flattery
Director of Customer Experience, Home GroupColette's career has been focused on working in challenging industries where the macro environment is particularly impactful. Having worked in the UK and offshore in Cape Town, India and the Philippines she has led complex and disparate customer service and complaint teams. Colette believes that being accountable for complaint management provides a great opportunity to understand what really matters to customers and therefore how to improve services. Adapting to the changing needs of customers is exciting, challenging and what motivates her to strive to deliver better outcomes for customers.

Andy Fry OBE
Associate Consultant, TpasAndy specialises in strategy, performance improvement and governance, along with having a particular interest in the fields of organisational change and leadership.
He brings a wide range of consultancy experience in the housing sector to his position as an Associate with Tpas, and has an ongoing role in providing independent support to the NHF’s Tenant Advisory Panel.
Angela Gascoigne
Chief Executive, SHAL HousingAngela has been CEO at SHAL, a small community housing association based in Somerset since 2014 and a housing professional since 1981 working for local authorities and housing associations across England and Wales. She has led on innovative approaches to anti-social behaviour, support for vulnerable people and systems transformation across multiple services. She has acted as a non-executive director over three decades with organisations working with disabled people, gypsies and travellers, young people and women and was appointed to the Board of the Welsh Probation service. She is a Trustee of Victim Support and chairs the Welsh Committee. She also chairs the National Housing Federation’s Rural Housing Alliance which provides a voice for housing associations’ lobbying and influencing on rural housing. She practices compassionate listening and has introduced restorative process and trauma informed practice at SHAL to support personal and community empowerment and regularly works with people across the USA and the UK to deepen her knowledge and skills.

Paul Harris
Chief Customer Officer, Curo GroupPaul joined Curo in 2017 from Acorn Group, an African property management company where he was VP Corporate Affairs. Prior to that he spent five years as Group Director Customer Experience at Unite Students Group where he implemented a highly successful customer digital programme. This was preceded by roles at the South West Regional Development Agency, Laing O’Rourke Group and Royal Mail.
Martyn Hale
Operations Director, Trent & DoveMartyn has 38 years in housing, in various operational and strategic roles. He is currently Operations Director at Trent & Dove where he is responsible for all front facing housing and customer services including repairs and asset management as well as communications.
He is also a Board Member of a registered provider and member of the Chartered Institute of Housing s Professional Standards Committee.
Stephen Hall
Senior Director of Solutions, PlentificStephen has 25 years of experience leading numerous successful digital transformation projects across global recruitment, retail and fitness brands. He then applied specialised experience to the social housing sector, bringing best practices from other sectors to work with major housing associations, to enhance the resident experience and encourage tenant self-service.

Kate is passionate about tackling the housing crisis, inequality and climate change. Kate become a Fellow of the Academy of Social Sciences in 2021. Prior to joining the NHF in 2018, Kate was Chief Executive of the Town and Country Planning Association.
Serena Heathcote

Nadhia Khan
Executive Director of Customer and Community, Rochdale Boroughwide HousingNadhia has over 35 years’ experience of working in social housing. She worked her way up in housing management services and is currently responsible for all customer facing services including neighbourhoods, repairs and assets.
She also has over 25 years’ experience of serving as a Board and Committee member of various housing organisations at a local, regional and national level. She gained her CIH Membership in 1993, an MBA in Public Policy from the University of Birmingham in 2003 and a Post Graduate Certificate Leadership for Housing in 2009 from the University of Lancaster.

Having come from a digital agency background, Rosie is passionate about automating the tedious and using data to drive change and deliver on KPIs. It's Rosie's goal to make sure all of her clients understand the power of social and how Orlo can be the driver of change.
Victoria King
Sector Learning and Development Lead, Housing Ombudsman Service (HOS)Victoria King is the Sector Learning and Development Lead at the Housing Ombudsman Service (HOS) and is part of the Quality, Engagement and Development Department. Victoria is part of the team who deliver the Housing Ombudsman Service’ Centre for Learning, which is where HOS share learning from complaints and drive positive complaint handling across the sector. The function also provides insight into service provision from themes and trends in complaints to facilitate sector learning and a positive complaints culture for landlords and governance.
Nick Lacey
Building Safety Manager, Wolverhampton HomesNick serviced 24 years in the fire service where he gained a reputation for high standards. Now as a fire safety professional, that valuable experience is being used to bust fire safety myths and promote a proportionate response to risk. Education and proportionality are at the heart of building trust for meaningful engagement.
Amanda Leonard
Communication Director, Saffron Housing TrustAmanda has worked extensively in Executive and Board roles both in the private and not for profit sectors, for Sainsburys, Granda PLC and Compass Group. Collaborating with resident groups to design structures for scrutiny, communication and involvement that are based on understanding customer sentiment and needs across the sector. She also led on the Clarion merger and works with organisations on transformation and growth. Leading the first post Grenfell resident engagement event to consult on the Social Housing White Paper, working with the Cabinet Office and Housing Minister, Amanda is an influential thought leader.

Angela Manson
Place Team Leader, Bromford Housing GroupAngela is the first Place Team Leader for Bromford’s recently launched Place Based Working pilot in Staple Hill, South Gloucestershire. Her role is to lead and coordinate a team of 15 colleagues from across various departments and teams within Bromford.
Before joining Bromford 14 years ago, she had quite an eclectic range of career choices, these ranged from serving in the Royal Navy for 10 years, office management and a 6-month stint as a holiday rep in Crete.
She had already been part of Bromford’s trail-blazing culture when they introduced the Neighbourhood Coach model some years ago, and now she is excited to be a part of this new way of working with Place and to witness firsthand the positive changes that can and will be made to customers and colleagues alike.
Jane Morris
Resident and Chair of the National Customer Group, Places for PeopleJane has always worked in Customer support and over the past 12 years has worked on Scrutiny Panels and Resident committees. Jane now welcomes the challenges of being Chair of the National Customer Group at Places for People.
Jane is passionate about ensuring people have access to safe, affordable homes where they can thrive.
Jane uses her skills and experience to help Tenants and Landlords work together to achieve better outcomes. Pamela Newman
Chair, MTVH Customer Council, Customer Service Committee Resident member, G15 Residents’ Group memberPamela has worked predominantly in the voluntary sector, working in senior roles within mental health, learning disabilities and community development. She currently works as Deputy Director of Operations for Evolve Housing + Support, which provides intensive support to homeless and marginalised people throughout London.
Pamela is also Chair of the Board of Trustees for a small mental health and employment support charity in south London. Pamela joined the MTVH Customer Services Committee in September 2020, to influence systemic change in the way that MTVH works to better the lives of tenants and residents.Charlaine Nkum
Tenant, Southern Housing GroupCharlaine currently serves as the Vice Chair for Southern Housing’s Resident Strategy Group. She is dedicated to amplifying the voices of residents and fostering inclusive communities. In addition, she holds the position of Interim Equality, Diversity, and Inclusion Workforce Lead for the Royal Borough of Kensington and Chelsea, where she works to promote equitable practices within the workforce.
As a passionate social housing and community advocate, she strives to empower residents by providing essential knowledge and support in areas such as welfare benefits, disability application assistance, and human rights. Her commitment to social justice drives her efforts to ensure that every resident has access to the resources and information they need to thrive. Through collaboration and advocacy, she aims to create a more inclusive and supportive environment for all members of the community.
Debra Nott
Resident, Bromford Housing GroupDebra Nott has been an involved resident for twelve years with two social housing providers, lately Bromford. She has carried out many roles ranging from scrutiny, feeding back on policies, inspection of void properties to providing her lived in experience as a resident. She attends regular strategic resident-led groups including meeting Bromford’s Board. One of Debra's current interests is to ensure that Bromford’s social value approach reflects the needs of customers and their communities. She is also a keen supporter of Bromford's place-based working model. Debra is a dog walker who enjoys spending time in her rural village, grateful in her knowledge that she wouldn’t be able to afford it, was it not for her social housing provider.
Sonji Nurse
Resident Board Member, Hexagon Housing AssociationSonji is a Resident Board Member for Hexagon Housing Association and an elected member of the Performance Review, Repairs and Strategic Core Groups. These groups hold the housing association to account, analyse performance metrics, statistical data, and benchmarking performance against other similar sized housing providers.
Sonji is an experienced strategic, transformational, change management, quality assurance professional whose aptitude has consistently driven performance enhancement, delivering tangible results over more than two decades across private, legal, non-profit, and public sectors.
Sky Oakes-Nash
Resident, Bromford Housing GroupSky Oakes-Nash has been an involved resident for Bromford since January 2024. She has attended resident-led meetings regularly, contributing through her experience as a resident, and providing feedback on Bromford policies. She has carried out inspections of void properties and sat on a resident panel for procurement of services to Bromford. Sky is interested in the provision of social housing that is both truly affordable and environmentally responsible. She is an Open University student undertaking a degree in Environment studies. She is passionate about place-based working, and she is involved in the development of this approach on the ground in Staple Hill. She is proud to be a social housing resident and believes social housing is needed, more than ever, to provide good quality homes for people in their communities so they can thrive.
Valerie Oldfield
Member, NHF Tenant Advisory PanelValerie Oldfield has been a social housing tenant for 38 years and an active tenant for 21 years. As a resident, Valerie has been active in many tenant involvement activities: a member of the performance review group, scrutiny group, resident design group, readers’ panel, a member and chair of the residents’ forum and repairs group.
Maggie Porteous
Board Member, AbriMaggie is an experienced non executive and is the Senior Independent Director on the Abri Group Board, chairs their South East Regional Board and also sits on the Abri People and Culture Committee. Maggie is also a non executive Board member for the Sheffield Teaching Hospitals NHS Foundation Trust and was until last year the Chair of the John Lewis Foundation. Maggie spent 31 years working in John Lewis department stores culminating in leading the 24,000 Partners in 51 shops as the John Lewis Director of Shop Trade.
Marie Porter
Phoenix Academy Manager, Phoenix Community HousingIn 2014, Marie developed and managed the sector’s first award winning school of social housing – the Phoenix Academy. The academy was initially set up to encourage more residents to become involved with Phoenix and potentially take up future positions on their resident-led Board. The school of social housing evolved to support professionals across the sector by providing the opportunity to study CIH Level 2, 3, 4 qualifications.
As a qualified assessor and tutor, she has supported over 500 residents, colleagues and external learners in gaining qualifications.
Marie has spoken at several high-profile housing conferences and shared her work, passion and desire to continue supporting organisations in the sector.
